Termite Inspections

Termites can remain concealed within a building while causing significant damage to timber. Regular professional termite inspections are one of the most important ways to identify evidence of activity, damage and conditions that may increase termite risk around your property.

Lethal Pest Control provides detailed termite inspections across the Gold Coast, backed by more than 15 years of hands-on pest and termite experience.

Our inspections examine accessible areas of the building and surrounds, with clear findings, photographs and practical recommendations provided in a written report.

Clear Reports and Practical Advice

What Does a Termite Inspection Look For?

A professional termite inspection involves much more than looking for live termites.

We inspect accessible areas for evidence of:

  • active termites
  • termite workings and shelter tubes
  • termite damage
  • previous termite activity
  • conditions that may increase termite risk
  • areas where inspection is restricted or concealed
  • existing termite-management measures where visible

Termites can travel through concealed areas of a building, so evidence may not always be obvious to the property owner.

The inspection brings together the visible evidence, building conditions and accessible areas of the property to provide a clearer picture of what is happening at the time of inspection.

Termite Inspection

Inside, Outside & Around the Property

A termite inspection covers accessible areas of the building and surrounding property rather than focusing on one room or one visible concern.

Depending on the property’s construction and accessibility, inspection can include:

  • accessible internal rooms and building elements
  • accessible roof void areas
  • accessible subfloor areas where present
  • external walls and building perimeter
  • slab edges where visible
  • weep holes
  • decks, patios and attached structures
  • fences and timber structures close to the building
  • garden areas and landscaping around the property
  • accessible trees, stumps and timber materials where relevant

Areas that cannot be safely or reasonably accessed are recorded as inspection limitations in the report.

Conditions That Can Increase Termite Risk

A termite inspection also looks at conditions around the property that may increase termite risk or make concealed activity more difficult to detect.

These can include:

  • moisture and water leaks
  • poor drainage
  • garden beds against the building
  • mulch close to external walls
  • timber-to-ground contact
  • concealed slab edges
  • paths, paving or landscaping covering slab edges
  • covered or obstructed weep holes
  • stored timber and other materials against the building
  • dense vegetation restricting inspection
  • tree stumps and timber debris
  • areas where construction prevents clear inspection

Finding one of these conditions does not mean termites are present. It means the condition may warrant attention as part of the property’s overall termite-management strategy.

Professional Termite Inspection Equipment

Visual inspection remains fundamental to termite inspection, supported by professional inspection equipment where appropriate.

Lethal Pest Control uses equipment including:

  • moisture meter
  • Termatrac
  • thermal imaging
  • borescope
  • sounding and probing tools

These tools can assist investigation of suspicious areas and conditions that may not be apparent from visual inspection alone.

No inspection device can see through every building material or remove the limitations created by inaccessible or concealed areas. Inspection findings are considered together with the building, visible evidence and areas that could be accessed.

Clear Findings & Professional Reporting

Following the inspection, you receive a written termite inspection report documenting the findings at the property.

The report records relevant evidence identified during the inspection, areas inspected, access limitations and conditions that may increase termite risk.

Photographs are included where useful to show significant findings and help explain what was observed.

Where further investigation, treatment, monitoring or property maintenance is recommended, the next steps are clearly outlined.

A termite inspection is an inspection service. Treatment is not automatically included and is discussed separately where required.

Suspected Termite Activity

If you have discovered mud-like workings, damaged timber, unusual timber deterioration or insects you suspect may be termites, avoid disturbing the area.

Do not break open termite workings, remove affected timber or apply household insecticides to live activity before it has been professionally inspected.

Disturbing termites can cause them to retreat from the visible area and make the activity more difficult to assess.

Contact Lethal Pest Control and explain what you have found so the appropriate termite inspection can be arranged.

If Active Termites Are Found

Finding active termites does not mean every property receives the same treatment.

The location and extent of activity, termite species, building construction, access, previous treatments and existing termite protection can all influence the management options available.

Treatment may include localised remedial treatment, termite baiting and monitoring, treated soil zones or another termite-management method suited to the property.

Any recommended treatment is discussed separately from the inspection so you understand the proposed work and ongoing management requirements before proceeding.

Why Regular Termite Inspections Matter

Termite risk does not disappear simply because a property has been inspected or treated previously.

Buildings change over time. Landscaping is altered, moisture problems develop, stored materials accumulate and renovations or other work can affect existing termite protection.

Termites can also establish new activity in areas unrelated to a previous problem.

Regular professional inspections provide an opportunity to identify new evidence and changes around the property before they develop into a more serious termite issue.

Properties with termite-management systems still require regular inspections and any required system servicing or monitoring.

Termite Inspection FAQs

What is included in a termite inspection?

A termite inspection examines accessible areas of the building and surrounds for evidence of termite activity, termite damage and conditions that may increase termite risk. Relevant findings, access limitations and recommendations are documented in the inspection report.

Will you inspect the roof void?

Accessible roof-void areas can form part of the inspection where safe access is available. Access restrictions, insulation, stored goods, construction and electrical safety considerations can limit inspection, and any limitations are recorded in the report.

What happens if part of the property cannot be inspected?

Areas that cannot be safely or reasonably accessed are recorded as inspection limitations. Where an inaccessible area is considered significant, further investigation may be recommended.

Does a termite inspection include treatment?

No. A termite inspection and termite treatment are separate services. If active termites or another management requirement is identified, treatment options are discussed separately.

Should I disturb termites if I find them?

No. Leave suspected termite activity undisturbed and arrange a professional inspection. Avoid breaking open workings, removing affected timber or applying household insecticides before the area has been assessed.

Do I need inspections if my home already has termite protection?

Yes. A termite-management system does not replace regular professional termite inspections. Inspections can identify new activity, changes around the property and conditions that may affect termite risk or existing protection.
