Professional Termite Inspections for Gold Coast Properties
Termites may remain concealed within soil, wall cavities, subfloors, roof areas and structural timbers. A visual termite inspection is intended to identify visible evidence of termite activity, termite damage and conditions that may increase the risk of termite entry.
The inspection covers suitable accessible areas of the property. It does not involve destructive testing, opening walls or removing fixed building materials unless separately authorised and arranged.
Regular inspections may assist with early identification, but they cannot prevent termite entry or guarantee that concealed activity will be detected.
Common Signs of Termite Activity
- Mud shelter tubes on walls, foundations or structural elements
- Timber that sounds hollow when lightly tapped
- Visible damage to skirting boards, architraves or other timber
- Discarded termite wings near windows, doors or light sources
- Sagging, distorted or weakened timber
- Bubbling, uneven or damaged paint where moisture or concealed damage is present
- Termite workings or damaged timber exposed during building work
- Live termites found within timber, soil or concealed areas
If you find live termites, mud shelter tubes or suspected termite damage, do not disturb or spray the area. Contact professional termite inspector to arrange an inspection and advice about the appropriate next step.
What To Do If You Notice Termite Activity?
If you find live termites or suspected termite activity, avoid disturbing the area. Disturbance or the use of household sprays may cause the termites to move away from the visible location and may affect the assessment or treatment options.
Leave the Area Undisturbed
Do not break open termite workings, remove damaged timber or apply household sprays or chemicals.
Take Photographs Where Practical
Photograph the visible activity or damage without disturbing it. Note the location and when it was found.

- Book a professional termite inspection with lethal pest Control promptly.

Our Termite Inspection Process
The inspection process depends on the property, construction, accessibility and conditions present at the time. Suitable inspection tools may be used to assist the visual assessment.
Our Inspection Process Includes:
Visual Termite Inspection
Suitable accessible internal and external areas are visually inspected for evidence of termite activity, termite damage and conditions that may increase termite risk. Areas may include accessible rooms, roof voids, subfloors, building exteriors, gardens, fences and other property areas where access is available and safe.
Thermal Imaging
Thermal imaging may be used as an additional assessment tool where appropriate. Temperature differences may indicate moisture, insulation variations, air movement or other conditions requiring closer investigation. Thermal imaging does not see through walls and cannot by itself confirm termite activity or locate a termite nest.
Moisture Assessment
A moisture meter may be used in suitable areas to identify elevated moisture readings that require closer assessment. Elevated moisture may be associated with leaks, plumbing, ventilation, condensation, building defects or termite-conducive conditions. It does not confirm termite activity.
Timber Sounding
Suitable accessible timber may be lightly sounded to identify changes that may indicate damage, hollowness or the need for closer assessment. Sounding alone cannot confirm whether damage was caused by termites.
Movement-Detection Equipment Where Appropriate
Specialised equipment may be used in selected accessible areas where further assessment is warranted. Results must be interpreted together with the visual inspection and other evidence. Movement-detection equipment cannot guarantee confirmation of termite activity or track every concealed termite pathway.
Additional Inspection Tools Where Required
Flexible cameras or other suitable tools may be used where accessible openings already exist and additional assessment is appropriate. These tools do not provide access through sealed walls or fixed building materials unless invasive access has been separately authorised.
Inspection Findings and Limitations
A termite inspection combines visual assessment with suitable inspection tools where appropriate. Findings are based on the evidence observed in accessible areas at the time of inspection.
Termites may remain concealed within inaccessible areas, wall cavities, concealed construction joints, soil or other locations that cannot be visually inspected. No inspection can guarantee that all termite activity or damage will be identified.
The written report records the areas inspected, evidence observed, identified risk factors, limitations and recommendations for further action.
Detailed Termite Inspection Reports
After the inspection, a written report is supplied. Depending on the property and findings, the report may include:
- Areas that were inaccessible or obstructed
- Evidence of active or previous termite activity where observed
- Visible termite damage where observed
- Moisture concerns and other risk conditions
- Photographs of relevant findings
- Inspection limitations
- Recommendations for treatment, further investigation or risk reduction
- Recommended timing for future inspections
Visual termite inspections are carried out in accordance with the applicable Australian Standard and within the scope of the inspection agreed with the customer.
What Happens If Termite Activity is Confirmed
Where termite activity is observed, the report will record the accessible location and evidence found. The customer will be advised not to disturb the activity.
A separate termite-treatment proposal may be provided after the property, activity, access and appropriate management options have been assessed.
The recommended approach may include a targeted treatment, termite-management system, monitoring, building repairs, moisture correction or further investigation. Any treatment is quoted separately from the inspection.
- A detailed report outlining the extent and location of the infestation
- A clear, itemised quote for effective termite treatment and termite removal
- Advice on the best termite control and management options for your property
- Information on how to prevent future infestations, including termite treated zones and ongoing annual inspections
- We offer fast turnaround on treatments and back our work with industry-leading warranties.

Frequently Asked Questions About Termite Inspections
A termite inspection is a visual and technical assessment designed to detect signs of termites or conditions that encourage termite activity. Termite treatment, on the other hand, refers to the application of chemical barriers, baiting systems or direct treatments to eliminate or prevent termites. Inspections are preventative, while treatments are curative.
While the fundamentals are the same, commercial inspections often involve larger structures, complex access points and multiple buildings. We tailor our pest inspection strategy for each site, using suitable equipment and coordinating access with tenants or building managers where required.
We recommend an annual termite inspection for all properties in Brisbane and the Gold Coast due to the high risk of termite activity. More frequent inspections may be necessary for properties with a history of termite infestation or those in high-risk zones.
Expect a thorough assessment of your property including roof voids, subfloors, gardens, fences, structural timbers and other important areas. Our termite exterminator will provide a detailed report, discuss findings on-site and offer practical recommendations for termite control in Gold Coast and prevention.
Ensure we have clear access to all areas to be inspected. Move storage away from walls and remove any obstructions. This allows our inspectors to complete a full and accurate termite assessment.
We highly recommend you don’t. Termite signs can be subtle and often go unnoticed without specialist tools and training. DIY inspections miss critical indicators and may delay necessary termite treatment. Trust a qualified professional from Lethal Pest Control for an accurate, compliant inspection.
